Home?
Modular Homes are constructed in sections, under
factory-controlled conditions. Weather is not a factor in the construction
of your new modular home. Because they are made to be hauled, they
must be stronger than a conventionally built home, which is built
directly on its foundation. And because the home is built in sections
which must fit together, tolerances of all measurements are much
smaller. In short, you are receiving a superior home when you purchase
a modular home.

What
is the Procedure in Purchasing a Western Modular Home?
The first step is to choose your floor plan. We
have numerous plans available for you to consider. You can choose
one of our plans as is, or change it to better suit your requirements.
We can also help you design a brand new plan, and put your "dream
home" into reality. You choose your options, and you are provided
with a fixed price for your home. As well, we have a full time computer
draftsman available.
How Long Does it Take?
Once you have chosen your plan and placed an order,
construction may then proceed. The home will take approximately
8 - 12 weeks to complete depending on the particular plan you have
chosen, and the availability of specific components, such as floor
coverings etc.
As soon as the home is complete, it is transported
and set on the foundation. Our site crew completes exterior joining
of the sections of the home, including bolting the sections together,
installation of teleposts to support the home capping on the roof
and trim where the sections meet each other. This is then followed
by the interior work, which entails drywall joints, door jambs,
door installation, crack repairs, flooring and painting as required.
This normally take about 10 - 15 working days. The electrical and
plumbing must be hooked up, and the heating system before any site
work can commence.
What
is Included in the Price?
The per square foot price that we quote included
everything on the main and upper floor, including cabinets, carpets
and trim built to our standard building specifications. We reserve
the right to substitute items of equivalent or better quality for
those on the standard specifications list if unavailable at the
time of construction. All electrical and plumbing including fixtures,
and all floor coverings are included. Even the chimney is included!
Your additional cost will include land, foundation,
local building permits, furnace and ducts, basement windows, electrical
and plumbing hook-ups, and all utilities connections, as well as
crane services if required.
Warranty
Western Modular Homes offers a full two-year warranty
against defective materials and workmanship. This doubles the standard
warranty provided by the Alberta New Home Warranty program and includes
homes delivered outside of the province.
